What you need to know:

  • WHAT IF YOUR HOUSE BURNS DOWN TONIGHT? Will the sum insured of the building be enough to rebuild?
    • Make sure the INSURED AMOUNT (AND WHAT IT INCLUDES) is sufficient to prevent average from being applied to any future claims. There is a big difference between municipal valuations, property sales valuations and property rebuilding valuations. The replacement value of your property must be based on current rebuilding costs plus any related costs, for example: demolition, site debris removal and cleaning, professional fees such as engineers, architects, project manager fees, and must comply with current national or local building regulations and any other legislation.
  • Insured Perils: Damages as a result of storm, wind, water, hail, fire, explosion, lightning, power surge, earthquake, and theft (with visible signs of entry or exit) etc. are covered. DAMAGES TO ITEMS BECAUSE OF EVERYDAY USE, WEAR AND TEAR IS NOT COVERED.
  • LAPA/Thatch: Maintenance should be done at least every 3 to 5 years on thatch & on SABS lightning conductors. Keep records of maintained/service done.
  • FLAT/LAPA/WENDY: Structures that are not attached to the main building should be insured separately.
  •  A WENDY HOUSE must be LOCKED with a padlock to have cover for theft and there should be physical evidence that force was used to gain entrance.
  • VACANT/EMPTY BUILDINGS: please inform us mmediately as soon as the building becomes vacant/empty. We need to note it on your policy to avoid any complications with future claims.
  • Borehole pumps, Swimming pool pumps, Electric gate motor, Fixed aircons, Solar panels or any other energy saving systems that forms part of your building/property needs to be noted. The value of these items forms part of you building sum insured.
  • IMPROVEMENTS / ADDITIONS: We must be notified of any changes made to the building that may alter the risk.
  • MAINTENANCE DONE: All evidence of any maintenance done on the structure must be kept (Slips, invoices, etc.)
  • Maintenance of buildings: It remains the responsibility of the client to do regular maintenance on the roof and structure. Keep all records as proof. To avoid issues with claims.
